The Legacy Place, an assisted living facility in Valley City, is currently in the process of building its third triplex of town homes, known has The Legacy Townhomes, that surround the facility. Owner Paul Diegel says the town homes offer great amenities and can be customized to the owner’s liking.
Six D Construction, owned by Diegel, has already developed two triplexes and is just completing a third. The triplexes consist of three connected town homes with three-stall insulated and heated garages.
They are available for purchase and each has its own lot.
The townhomes are ideal for those who aren’t ready for assisted living, but it is just across the road if needed.
Diegel said that owners are able to customize their 1880-square-foot homes inside and in the back yard.
“They can plant a garden or a row of flowers and paint the walls inside,” Diegel said.
The ability for owners to customize their living spaces, he said, is a big selling point.
“It’s not so cookie-cutter inside,” Diegel said, adding that one owner put in a home office.
Long-time Valley City resident Bonnie Brown, who purchased a town home a little more than two years ago, said when she moved in she got to pick out her own cabinets, carpeting and paint.
“I like living here very much,” Brown said. “It’s in a nice spot.”
Another thing Brown likes about the town homes is that she is able to provide a fenced yard for her two little dogs.
“My dogs have a nice place to go,” she said.
The Legacy Townhomes has an association to take care of all the exterior grounds including, lawn care and snow removal. There’s also an automatic sprinkler system in the yards.
Another amenity that comes with living so close to The Legacy Place is that town home owners are able to have meal plans through The Legacy Place’s dining program and participate in the aerobic and exercise programs.
“We encourage them to come over and take part in those,” Diegel said.
They can also participate in pool therapy and exercises. Brown said the pool is wonderful.
Moreover, The Legacy Townhomes offers nursing care and house cleaning to town home owners if they choose.
Diegel said while there are no age restrictions on the units, most who live there are young, retired professionals looking to get out of the big house and into a smaller and more convenient home.
Residents of the town homes like the comfort of the single-level, no stairs living unit. They also enjoy the heated floors and open layout with vaulted ceilings.
Each unit contains a master suite with walk-in closet on one side and the two additional bedrooms and one bath on the other side.
These properties are in the city of Valley City’s renaissance zone, which provides the homeowner with a five-year property tax exemption.
The first unit in the new complex is expected to be complete in November and the other two as needed.
“We just poured curb Thursday morn, so they will soon have complete road curb and gutter,” Diegel said. The owners are “anxious to have the road done.”
